1. Scope
This policy applies to Arctex Property Studio, its companion Chrome extension Arctex Property Studio Capture, and related support and operational services. The extension is a companion tool for authorised Property Studio users and is designed to capture property-listing information from a page the user actively chooses.
2. Information we handle
Account and profile information
Property Studio may store account information such as name, email address, agency/company name, job title, phone or WhatsApp details, social-profile details, and optional co-agent/team-member information supplied by the user.
Property and marketing information
Users may save property details, listing notes, listing status, property photos, branding assets, generated marketing copy and related listing-workflow information in their private workspace.
Chrome extension information
When the user clicks Detect current page, the extension reads content from the active browser tab in order to identify relevant property-listing information. This can include the page URL, listing title, market type, property category, area/suburb, address when available, price, bedrooms, bathrooms, parking, floor size and listing reference number.
The extension does not continuously monitor browsing, collect a general browsing history, or read tabs in the background. Active-page content is processed only after the user invokes the capture action. The extracted listing fields and source URL are transmitted to Property Studio only when the user chooses to save the draft package.
Authentication information
The extension sends the user's email address and password securely to the Property Studio authentication service when the user signs in. The password is not stored by the extension. Authentication tokens, basic account information, the current capture draft, and optional local draft backups are stored in Chrome's local extension storage so the extension can maintain the signed-in session and recover unfinished work.
Usage, diagnostics and support
Property Studio may store feature-usage counters, trial/subscription status, operational error information and feedback submitted through the Support / Feedback form. These records are used to operate, secure and improve the service.
3. How information is used
Information is used only to provide and operate Property Studio and its user-facing features, including authentication, property capture, listing management, AI-assisted content generation, social-media generation, usage limits, support, security and troubleshooting.
We do not sell user data. We do not use Chrome extension data for advertising, creditworthiness, unrelated profiling, or purposes unrelated to Property Studio's disclosed functionality.
4. AI features and optional AI improvement
When a user chooses an AI generation feature, the information required for that generation may be sent to the configured AI service provider. Property Studio currently uses OpenAI for AI content generation.
Using customer content to improve future Arctex AI models is separate and optional. The Help improve Property Studio AI setting is off by default. When a user opts in, privacy-reduced property facts and edited AI marketing content may be retained for model evaluation or improvement. When the user revokes that consent, Property Studio removes the stored training text associated with that consent where the product's current controls provide for that removal.
5. Service providers
We use service providers where necessary to operate Property Studio. These currently include:
- Supabase — authentication, database and private file storage.
- Vercel — hosting and server-side application infrastructure.
- OpenAI — AI generation when a user requests AI-assisted content.
- Google services — location/address functionality when those features are used.
These providers receive only the information reasonably required to provide the relevant service, subject to their own terms and privacy practices.
6. Local extension storage
The Chrome extension can store the current capture draft, optional local draft backups, account/session information and workspace information in Chrome's local extension storage. Signing out removes stored authentication details. Removing the extension or clearing its extension storage also removes locally stored extension data.
7. Data retention and deletion
Workspace information is retained for as long as reasonably necessary to provide the service, maintain the user's account, meet security/operational requirements, or until it is deleted through available Property Studio controls or an applicable deletion request. Users can use the in-app Support / Feedback option for privacy, access, correction or deletion requests.
8. Security
Property Studio uses HTTPS for data in transit, authenticated workspace access and database access controls designed to separate customer workspaces. No internet service can guarantee absolute security, but we take reasonable technical measures appropriate to the service.
9. Chrome Web Store Limited Use disclosure
Information obtained through the Arctex Property Studio Capture extension is used only to provide or improve the extension's clearly disclosed, user-facing property-capture functionality and the connected Property Studio service. It is not sold, transferred for advertising, used for personalised advertising, used to determine creditworthiness or lending eligibility, or used for unrelated purposes.
10. Payments
Property Studio does not currently collect or store payment-card details in the application or Chrome extension. If billing is introduced through a third-party payment provider, the relevant payment provider's privacy terms will apply to payment information handled by that provider.
11. Changes to this policy
We may update this policy as Property Studio changes. The date at the top of this page will be updated when material changes are made. Material changes to Chrome extension data practices will also be disclosed as required by Chrome Web Store policies.
